Development Manager/Project Manager

At Fora we design, build and operate beautiful, high-functioning flexible office space which blurs the traditional boundaries between workspace, hotel, F&B and residential.  Fora’s success has been built on a passion for quality at every stage of the development process from design and planning to construction, marketing and especially operation, where we engage daily with the users of our spaces.

The Development Team is creating an efficient, agile design and delivery machine ready for scale, working very closely with our own talented internal branding and Experience teams to deliver an exceptional customer experience.

We are looking for a Development Project Manager with some experience of, or, at least exposure to Development Management with a hands-on approach and ideally experience of the full project life cycle from acquisition to operation, to join our currently small team Design and Development team as it begins to expand.

The role:

Be fully accountable for your projects through the entire development life-cycle until handover:

  • Support the acquisitions team with technical input into the underwriting:
  • Help manage and evolve the Fora brand guidelines, design briefs and technical detailing packs
  • Work through the established project gateways to secure all key internal stakeholder sign off for design
  • Manage key external stakeholder relationships e.g. landlords, base build contractors
  • Manage the design and procurement of the Main Contract and Direct Works, maintaining flexibility within the contract to respond to real time occupier interest
  • Work closely with the established network of Main Contractors and Trade Contractors to improve cost, time and quality metrics across the pipeline
  • Develop and deploy ‘manufacturing principles’ to work with the internal and extended team to eliminate where possible wasted time, resource, materials and money and increase useful standardization without detracting from the design quality of the finished product
  • Manage the construction phase
  • Work with the in-house Sales team to adapt layouts to occupier needs
  • Work with the in-house Operations team to ensure buildings are designed for efficient operation and are handed over smoothly
  • Work with incoming anchor occupiers to ensure a smooth transition from PC to occupation
  • Manage the Defects Liability Period

Experience & Skills 

  1. Degree level or above, ideally but not necessarily with a professional membership of a recognised institute;
  2. A successful track record in project management with evidence of direct responsibility and accountability for hard deliverables
  3. Strong knowledge of construction process, building code, and safety codes;
  4. Genuine interest in the physical building process and ideally some hands-on construction experience
  5. Strong commercial understanding and the ability to weigh cost against value
  6. Willingness to engage directly with the trades to improve technical design
  7. Effective negotiation, decision making, critical thinking and problem solving skills;
  8. Comprehensive understanding of project management principles and risk analysis skills.
  9. Good knowledge of standard forms of contract and the mechanics of contract administration;
  10. Experience of dealing with internal and external consultants including legal teams and procurement;
  11. Proficient in reading drawings, specifications and knowledge of construction process;
  12. Proven risk assessment, monitoring and control skills with an understanding of delivering projects of scale within agreed programmes;
  13. Ability to think and work on both broad and longer term strategic initiatives, while also driving results on a detailed basis;
  14. Excellent English both in verbal and written communication skills;
  15. Flexibility – the capacity to work flexibly adjusting own priorities in order to provide optimum and effective support for the Development Team and projects;
  16. Excellent prioritisation and organisational skills;
  17. Outgoing, resilient, confident, “can do” nature;
  18. Ability to work calmly and maturely when under pressure;
  19. Strong team ethic along with the ability to work independently;
  20. Strong Microsoft Office capabilities;
  21. Meticulous eye for detail and quality and interest in design
